Carpet Project

Scope:  Coffman is replacing carpeting for corridors and lobbies on all 3 floors, 8 stairwells, 2 guest rooms, and possibly library and social room.  We like the idea of a solid light color border area in the hallways (perhaps), and would like to see accent areas in lobbies and transition treatments where needed in the hallways.  We have spent the last several months looking at carpeting, learning what we like, what is available, and technical specifications on carpeting, as well as cleaning and maintenance.  Our target date for installation is Sept/Oct, so we can have doors open for ventilation during the installation. 

Directions:  Now that COVID restrictions are easing we are ready to hire a designer to take us through the final steps of the process.  This page summarizes some of what we have learned about what we like --  colors and styles we prefer, quality and carpet types.  We look forward to showing you our building and meeting for an interview. 

Look and feel:  Some of the terms we have used to describe the look and feel:  palladian; classic, but modern;  not an institutional look;  warm; cheerful.  Color, not trendy gray or white.  We have been looking at solution dyed broadloom.  We prefer the hand with broadloom over carpet tiles.  Carpet tiles look sterile and industrial and we want a "warmer" homey feel.

This work involves getting consensus with the Architectural Integrity Committee, and once a tentative decision is made, a presentation to the community regarding the selections, criteria used and enhancement the selection will bring to our home.  We will seek written input from the community, that this is generally the right direction.

We are interested in eco-friendly solutions -- low out-gassing, low levels of harmful chemicals, recyclable.

Budget

Our budget for carpeting is less than it cost to replace it last time, since the Reserve Study has not been updated since before that date.  We will submit an estimate to the Budget & Finance committee when we have numbers.  We may need to arrange a final installment payment in 2022.

Here are the figures:
Hallways, card room & stairs on 3 floors:  $156,408
Guest rooms & Library:  $10,895
2 Guest room will include furniture as well, but only the carpeting is to be included in the outside design work.

We are currently assessing bulbs for hallways, unit doorways and lobbies to find appropriate lumen level and color (Kelvins).

Carpeted area

The first floor is concrete.  Second and third floor are gypcrete.  Carpeting is glued down.  About 16,000 sq ft area.

Guest rooms: 474 sq ft
Game room:  290 sq ft
These are estimates on carpeting amount needed:
Hallways on 3 floors & 6 stairs:  16,425 sq ft
6 Stairways (from garage to 3rd floor):  3744 sq ft
2 main lobby stairways (from 1st to 3rd floor):  918 sq ft
Library:  726 sq ft

Colors & Carpet samples

We have defined a vague range of colors that allow us to integrate a new carpet into the existing hallway colors, but also allow us to change the hallway, social room, library and furniture colors:  terra cotta, yellow/gold,  blue, plus complementary neutral colors.   Hallway painting is scheduled for 2025.  Furniture is due to replaced in 2022, although there is possibly less than $30,000 for all areas:  lobbies, social room and library.
Color combinations in/near our range
Nourison:  We liked the distressed classical look of this rug and the colors, but it was not available as carpeting.

There were a number of patterns we liked, but could not find the right colors:
Schema
Gather Batik was the closest candidate for hallways
Gather Linen was the closest candidate for back stairs.  Nostalgia is the right colors in this pattern.
